Property Summary
A Grade II listed three bedroom former Church sensitively converted in 2003 by a renowned architectural historian to a very high specification, and now redecorated throughout, on the edge of the popular village of Chilcompton, 13.9 miles from Bath and 7.8 miles from Wells.
The vendor says: “The church was built in 1838 in the late thirteenth century Gothic style, by John Pinch the younger. After being deconsecrated it was converted by Warwick Rodwell and has been described as a model church conversion by the Advisory Board for Redundant Churches. He raised the floor by four steps, so all the windows are at a normal height instead of being at head height or cut off by another floor. I really loved the feel of this sympathetic restoration, so that all the alterations blend in, and the integrity has been maintained, rather than a modern box being placed in the shell of an old building.”
“The kitchen is a cosy space but has a high ceiling so feels very spacious. I have added an island in the middle which comfortably seats six and is topped with quartz. There is a granite work surface on the kitchen worktops, but I have retained the original feel by keeping the full height old cupboard and varnishing the parquet flooring. I have used Slaked Lime Little Greene paint for the units and Farrow & Ball Hague Blue for the wall in chimney breast and the island units. There are two AEG induction hobs, two integrated ovens and an integrated dishwasher. There is a coal effect stove which is powered by gas, and if anyone wanted to install a wood burning stove a new multi-fuel flue is in place. There are American shutters over the windows, which give views out over the churchyard and the back path."
“Four steps lead up to the very impressive main room, which is a dramatic and stunning living space. There is a varnished oak floor throughout and a huge stained glass window at the one end of the space, which is in excellent condition, with pink, green and yellow colours framed in ruby red and with four roundels at the top. Beneath this window there is room for a dining table, which seats ten. Six tall arched windows with leaded glass which can be opened, bathe the room in natural light. They have sumptuous and enormous, long blue velvet curtains. Three of the windows look out onto the garden and three onto the church yard. The room has original cast iron radiators, and the building is heated by two new Worcester Bosch boilers which were installed in December 2020 and housed in the expansive cellar. The main room has six decorated columns which serve to demarcate the comfortable seating area, creating a cosy feel within a large space. The study is off this grand room and has room for an L shaped sofa, TV and shelving.”
“ The cellar, which runs the whole length of the church is an excellent storage area. A half glazed lovely door leads from the sitting room to the vestibule hall which has Victorian style tiles and two carved stone angels on the wall above. A utility room with room for tumble drier, washing machine and sink is on one side of this and Hague blue downstairs cloakroom with aqua tiles on the wall is on the other. The porch of the Church has a large lantern which is on a sensor, and cupboards housing the gas meter and offering space for wellies.”
“A staircase leads to two half landings, with storage and linen cupboards, and a spectacular view over the sitting room from the galleried landing. The front bedroom runs the width of the property, with built in king size and single bed, a fitted double wardrobe and arched leaded window with views to the front. There is a huge cupboard for storage under the polished wooden floor."
"Two double bedrooms are on the second floor with polished wooden floors and featuring the original decorative roof trusses. Both bedrooms have arched leaded windows, one overlooks the garden, trees and hills beyond, and the other looks over the church yard. Next to one bedroom is a bathroom with bath and overhead shower, wc and wash hand basin, and next to the other bedroom is the shower room with shower cubicle, wc and wash hand basin. Both bathrooms have LED illuminated anti mist mirrors and shaver sockets."
“The arched gates at the front open onto a Cotswold gravel path to the front door with a bed of lavender on one side. The side gate opens onto the very sunny garden, which is mainly laid to lawn with herbaceous borders, shrubs and mature trees. At the rear of the property is a little woodland path lined with mature trees and Spring bulbs.”
“Chilcompton is a vibrant village with a lot going on, there are clubs for tennis, badminton, art, and Pilates. There is a Co-op, post office and a garage and ’Holy Cow’ café as well as the gastro-pub ‘Redan Inn’ which is 0.9 miles away. The famous Babington Country House Hotel is 6.2 miles away, and it is 13.3 miles to the heart of Georgian Bath and 16.5 miles to Bristol Airport from here.”
