The vendor says: “I was looking for a ground floor three bedroom Georgian apartment with a south-facing garden, with parking, a level walk into town, and two bathrooms. This lovely apartment ticked all the boxes! And, it has a very unusual covered balcony with cast iron pillars which runs across the whole of the back of the building, with both the kitchen and the drawing room opening out onto it. The balcony is south facing so the perfect spot to sit out on for breakfast and enjoy the views up to Brown’s Folly and over Kensington Meadows towards River Avon. There is plenty of room here, I have had 35 people on the balcony for drinks, so it is an incredibly special feature. It is even a dramatic place to sit and watch the weather from as the balcony is covered, so you can see storms sweeping across the valley. You feel a deep connection with the country, even though you are in the heart of the city.”
“My favourite room is the kitchen, which is exceptionally light with huge sash window, high ceilings, a Shaker style kitchen with granite worktops and Aga. Although a large room the kitchen always feels warm and welcoming and is really the centre of the home. Having the door opening out onto the balcony is a bonus as well. The drawing room is a grand room, again a bright room with two Georgian sash windows, with original shutters, and the views across the valley. There is a ceiling rose, cornicing and working marble fireplace, and the room opens onto the balcony. There are two double bedrooms on this floor, with original fireplaces and cast iron radiators, with a shower room on a mezzanine level. Down the stone cantilevered stairs is the very luxurious principal bedroom, with an en suite bathroom and dressing room.”
“Outside the garden is south facing, a lovely sun trap, and walled. It is paved with York stone with flower borders and the happy abode of Louise, the escaping chicken! At the bottom of the garden is a gate leading to a private parking area, with two off-street parking spaces: it is exceedingly rare to have parking in the centre of Bath.”
“Living right by the village of Larkhall has been brilliant. The Larkhall Deli, Goodies and Ma Cuisine are lovely, the butchers are excellent and there is a handy Co-op and newsagents. The Rose & Crown, Nourish and King William pubs are within walking distance. Oriel New Hall in Larkhall is the hub of the community , offering yoga, Pilates, art classes and a library. The Rondo is an excellent local theatre there too. Alice Park has tennis courts and lots of dog walking, as well as a great coffee shop. The centre of Bath is a level walk 1.1 miles away, with so many good bars and restaurants, shops, and galleries to visit. It is 1.6 miles to Bath Spa Railway station, with journeys to London in 70 minutes. Yet there are so many gorgeous country walks along the Kennet and Avon Canal and meadows, where I often walk with the dog, and up to Bath skyline as well – this apartment has been such a perfect location.”
