Property Summary
A stunningly presented four bedroom, two bathroom family home, built in early 1900’s, with period features combined with contemporary flair, and located in family friendly Poet’s Corner in Bear Flat, just 0.7 miles from Bath Spa railway station.
“We wanted to make the most of the fabulous original features of this house - the cornicing, fireplaces and high ceilings and combine them with a long, sleek modern kitchen/ dining area,” say the vendors. “We bought the house about four years ago; the previous owner had lived there forty years, so we wanted to put our own stamp on it and remodel throughout. We opened out the back so that the house is exceptionally light and on entering the front hall there are lovely views down to the dining and seating family area and the garden beyond. The contemporary kitchen is in what used to be the second reception room and we opened up the wall there, so the space flows. We installed a Charnwood Cove wood burner and painted the floorboards with Farrow & Ball ammonite, and replaced all the radiators with traditional column radiators. We have kept the separate sitting room with bay window and remade the fireplace using reclaimed tiles and a Victorian surround; it is a lovely cosy room to sit in in the winter.”
“On the first floor there is one very large double bedroom which runs along the whole width of the house, one other double bedroom and a large single room which we currently use as a study. We replaced the bathroom with a modern walk in shower. We converted the loft and added a whole width dormer with fabulous views over Bath towards the Royal Crescent and beyond to the Welsh hills. There is a large bedroom there with good head height and a double bed, corner sofa and still plenty of room to do yoga! We also put in a gorgeous bathroom.”
“This house is very spacious; we are lucky enough to have a full size cellar which has the same footprint as the house, and is ideal for storage or a workshop. We also have a single garage at the back, set back from the lane, which is perfect for storing bikes, or even for a small car. Now that there is residents’ parking only on the street, it is easy to find a spot to park We have two permits, which cost £100 and the second car is £160 a year, and we can also buy visitor parking.”
“The sunny back garden has a terrace for a table and six chairs, and we also have room for a table and chairs in the front garden, where we can sit and watch the world go by. We did not know the area before moving here but love the ‘little village’ feel of Bear Flat. On our doorstep is the Good Bear Café, Da Vinci deli, a fish and chip shop, a florist, pharmacy, Co-op, Tesco’s, the Bear Pub, and the Devonshire Arms and of course the gourmet restaurant, Menu Gordon Jones. Alexandra Park is 0.1 miles stroll away and has stunning views over Bath, and it is amazing up there on Bonfire night! You can also get to the sky-line walk from there, which is a fabulous walk taking in many quirky features of Bath’s landscape. This is a really friendly community, with an art trail and open gardens and excellent schools nearby, including Widcombe Primary, Beechen Cliff and Hayesfield.”
“We have loved living in this light, spacious family home with period features and contemporary styling, a garden, views and a garage. To be in the village of Bear Flat but only 0.9 miles from the centre of Bath, as well as to be so close to the countryside has been brilliant.”
