Property Summary
A seventeenth century former village forge, which has expanded over the centuries and is now a detached house with four bedrooms, in the village of Woolverton, 8.4 miles from the centre of Bath, backing onto an open field, with stunning countryside views. There are many period features in this charming home including an inglenook fireplace, stone arch and wood-panelled dining room.
The vendor says: “The house gives the visitor a warm welcome with a large entrance hall with flagstone floor, and an open fireplace and dual aspect. The living room in the house is where the original smithy was, and it has a large inglenook fireplace. It is again a dual aspect room with window seats and is a lovely room to relax in. The dining room is packed with period features: wood-panelling, wide wooden floorboards, and a staircase which used to be in an old church. Double-doors lead out from this room to the gardens and the windows overlook the garden and adjoining fields. The kitchen/breakfast room has a slate floor, exposed beams and also has double-doors leading out to the gardens. There is a downstairs wc and useful utility room as well.”
“Upstairs the master bedroom, and bedroom 3, which is currently my office, are both en-suite. Bedroom 3 has stunning views over the fields. They feel separate from the two other bedrooms at the front, which are also lovely rooms, and are accessed through the stone arch and two steps. There is also a family bathroom.”
“The garden is raised at the back, so we see stunning sunsets from the house. We do a lot of entertaining - there is a custom-built barbeque and deck area with seating, so we are often out here having supper or enjoying outdoor cinema with friends. The garden is west facing and a real sun trap. We have a selection of raised beds for vegetables and an aluminium powdered-coated greenhouse which is a wonderful feature of the garden - as well as growing lots of fruit and veg, it is also a great place to sit for a relaxing cup of tea or an evening drink and look down the garden out across the field. At the front we have a gated driveway and plenty of off road parking. There is a concrete platform at the back of the driveway, on to which you could build a garage or workshop if required.”
“The local area is brilliant for dog walks, and it is very close to the water, with the River Frome, the River Avon and the Kennet & Avon Canal all within a short walk or drive. We often go paddle boarding on these waterways. As a resident of Woolverton, you have private access over the local farmland down to the river. Tellisford Weir is nearby where there is wild swimming, and we are a short drive from the Longleat Estate and Safari Park.”
“Woolverton is a really friendly community. We often meet friends in the village pub, The Red Lion. Handily, there is also a bus service to Bath and Frome that passes through the village. The neighbouring village of Rode is within walking distance, with the Mill, a family pub with outside seating overlooking the river, and the Cross Keys, a hidden gem of a pub. Our other neighbouring villages are Norton St Philip, which lays claim to the oldest continuously-licensed pub in England – The George Inn, and Beckington which has the Foresters and the Woolpack.”
“As for shopping there is a Simply M & S at the Beckington roundabout and Whiterow Farm Shop is excellent, with a butcher, fresh fish counter, deli, restaurant, take away fish and chips, florist and gift shop. In Warminster there is a Waitrose, and a Sainsburys is in Bradford on Avon. In Frome are Asda and Lidl, as well as excellent butchers and a weekly farmer’s market, so we are very well served. Rode has a good village shop, post office and café which you can walk to from here. Beckington also has an excellent cafe. There are primary schools in Norton St Philip, Beckington and Rode, excellent local nurseries, and school and public buses take secondary school pupils into Bath and Frome. All in all, we are very glad to have lived in this unique house, in such a friendly community, in a location that has so much to offer.”
