You enter through electric gates and there is a drive up to the top of the garden to the carport and parking. You can come into the house from the hall, kitchen or conservatory door. In the hall there are imitation slate tiles with room for a desk and a dresser. The kitchen has cupboards with plate racks above, polished oak worktops, integrated washing machine and dishwasher, integrated fridge and freezer, range cooker with gas hob and electric oven, and Belfast sink. At one end is a triple glazed opaque window onto the road, and at the other is a window overlooking the garden and door out to the garden. At this end of the kitchen there is room for a table for four/five and chairs. The kitchen is below the level of the garden and looks out on a bed of alpine plants.”

“There is a cloakroom next to the kitchen which has a hand basin, wc and cupboard, with room for the ironing board and vacuum cleaner. The gas boiler is also in here behind a screen. Upstairs there are wrought iron bannisters made by the village blacksmith, and a window overlooks the garden. On the right at the top of the stairs is a double bedroom with glass door to a balcony. There is space for a table and chairs here –the perfect spot to have morning coffee. This is a very light room with a Velux window, original beam and space for wardrobe and chest of drawers. There is a single bedroom to the right of this with Velux window and built in wardrobe. The bathroom has a shower over the bath with Whisper cream suite and handmade cream tiles. A wide corridor leads to two other bedrooms, a single bedroom and the principal bedroom which has room for a king size bed and has original beams. There is a small loft in this bedroom and a larger one with pull down ladder in the corridor.”

“The garden is a lovely country garden full of roses, honeysuckle, and geraniums. Daisies surround the pennant stone steps which lead to a grassy area which has space for a hammock. Roses, mahonia, perennials and acers lead to a paved area with room for a table and chairs in the shade, essential as this is such a sunny garden. An archway leads to a shed with power, providing useful storage and a veranda where the wood is kept for the wood burner. Roses, clematis and grasses fill the top garden. There is a trellis beyond the carport screening the bins and an additional shed. Down the drive is more lawn, a staddle stone from the farm at the back, a seating area and a small pond with newts. In the wall there is a carved stone cherub face, which was originally from a church in Bristol. The lower part of the garden has an integra willow, roses, geraniums and shrubs.”

“The excellent Old Crown gastro pub, a traditional country pub with a contemporary twist, is close by in the village and also the Bath Soft Cheese Company which has a brilliant café, home delivery service and sells milk, is 0.2 miles away. St Nicholas Church is down the road, and the village hall is busy with yoga sessions, art shows and is available for children's parties as well. A vet's surgery has also just opened in the village. There are lovely walks down to the river and up to Kelston Round Hill, where there are occasional concerts in the converted barn there. The city of Bath is a pretty 3.7 mile drive, with a bus stop near the front gate, and the village is also conveniently positioned for commuting to Bristol (8.9 miles), or further afield via the M4.”
