Property Summary
A meticulously refurbished first floor two bedroom apartment with large kitchen/diner, bathroom, and main drawing room in historic Grade II* listed Georgian Eagle House, Northend, 2.9 miles from the centre of Georgian Bath.
The property was remodelled in 1724 by John Wood the Elder as his own house. Eagle House was the first known house and work in the Bath area by this important architect, who designed Queen Square and the Circus, Bath. His son, John Wood the Younger, and designer of the Royal Crescent, Bath lived at Eagle House until his death in 1781. In the late nineteenth century, Eagle House was the home of Colonel Linley Blathwayt, a descendent of the Blathwayt family who resided in the nearby seventeenth century mansion and deer park, Dyrham Park. In the early twentieth century important Suffragette figures such as Emmeline and Christabel Pankhurst visited Eagle House and a memorial to the Suffragettes has been put up recently. Eagle House has been the subject of extensive and painstaking refurbishment and this apartment on the first floor, the piano nobile, is exquisite.
The scene is set with the communal entrance, through a door set in an Ionic doorcase with heavily banded columns, pediment, and stone carving of Queen Caroline’s head. The hall has an oak floor with a runner of dark striped carpet, a large antique mirror, gold sideboard and a series of gold framed pictures illustrating the history of the building. The communal staircase is painted in Farrow and Ball Slipper Satin, an off white close to the colour of 18th century ballet shoes, and the handrail is mahogany.
The first floor landing has an enormous antique mirror which acts as a giant self-portrait as you come up the stairs. This opens into an internal hall with oak flooring. An immediate sense of grandeur is created by the 12’ high ceilings throughout the apartment.
The hall opens onto a gracious living room filled with light from three Georgian sash windows which have been refurbished. There is an oak floor and heritage radiators, a Georgian style painted fireplace with real flame gas fire and a feature wall of wallpaper decorated with ferns and grasses, and bespoke painted bookcase. The living room leads into the kitchen/dining room. The kitchen is a brand new fitted kitchen with dark blue bespoke units with white marble tops and brass details, boiling water tap, NEFF dishwasher and fridge/freezer and stone tiles on the floor. There are two double bedrooms, with fitted carpets, one with a superb Venetian window looking out over the village and the other has a Georgian sash window looking towards St Catherine’s Valley. The bathroom has a Victoria and Albert bath and heritage basin, underfloor heating and a separate walk in shower. There is a large useful laundry cupboard with space for washer/dryer and storage for linen. Outside there is a parking space and dedicated bin storage, and there is an entry system linked to a mobile telephone.
Northend is a lively community on the eastern edge of Bath, with a church and village hall and Chris Rich Farm shop and is surrounded by the beautiful countryside of St. Catherine’s Valley. Batheaston has excellent facilities with a doctors’ surgery, chemist, ‘Gather’ a wholefood and cake café, ‘Robbie’s Plaice’ which serves great fish and chips, a useful general store and a traditional newsagent and sweet shop. Batheaston Primary School has a ‘Good’ rating by Ofsted and is very popular. Transport links are very good, with access to the M4 via A46 and frequent, fast trains to London Paddington (79 minutes) from Bath Spa station.
