Property Summary

A pretty four bedroom period cottage built in 1827 located in the hamlet of ‘The Shoe’ 8.6 miles from the centre of Bath and 7.4 miles from Chippenham railway station, with walled garden, off street parking and countryside views.

“The ease of commuting to Bath, Bristol and London, the beautiful countryside with walks straight from our front door, the lovely garden and the charming homely feel really appealed to us when we initially looked at this house. It was beautiful, but we wanted to give the house a more contemporary feel. We added energy saving composite doors at the front and back of the house and a completely new central heating system in 2016. The windows are double-glazed, and the house has very thick walls, so although we live on an A road, the road noise is minimal”

The new hand-made kitchen has shaker cabinets with quartz stone worktop and integrated Neff dishwasher and fridge freezer. To complete the contemporary feel a Quooker boiling water tap and Rangemaster cooker were also installed to make the kitchen a joy to use. We integrated a practical oak shelved larder unit and finished with new stone flooring. The theme continues into the cloakroom, boot room and dining room, where we added a utility cupboard and bar area complete with a wine conditioning unit. The cosy sitting room is a spacious family room with wood burner and stone mantelpiece.”

"The house has the original arched cellar which could be used as a home gym or even a home cinema," says the vendor, "and a large, walk-about, attic space, which has the potential to be transformed into extra en-suite accommodation if and when required."

“We have re-carpeted throughout the upstairs where there are four bedrooms. In the master, it is a quiet and peaceful room with views over the field and has a useful nook for storing linens. The second bedroom at the end of the hall is dual aspect over both the garden and field. The third is a double bedroom with wardrobe which we are currently using as a study. For remote working, broadband speeds average a consistently fast 50 Mb/s. Finally, the fourth bedroom is also dual aspect with a single bed which we use as a nursery. The contemporary bathroom has a new shower, a separate bath and excellent water pressure.”

“The South facing garden is very pretty and private. There is a flag-stone patio and it's enclosed by a Cotswold stone wall, perfect for al-fresco dining. The rest of the garden is largely laid to lawn with thriving wisteria, roses, lavender and established trees (including a lovely blossom and silver birch). There is a stone outbuilding at the back of the garden, used for storage and supplied with electricity which is useful for charging cars. A path leads through the garden to the car port, which comfortably fits three cars, and could be extended.”

"The location of The Shoe is brilliant: it takes about 30 minutes to drive to Bristol or Bath city centre and now just over an hour on the train from Chippenham into London Paddington. We have easy access to the M4," says the vendor, "but we also have open countryside on our doorstep with lovely walks off the Fosse Way and we’re surrounded by many pretty North Wiltshire villages.” This includes the famous Castle Combe with its renowned golf course or there is fine dining and relaxation at Lucknam Park outside Colerne. In addition, the village of Marshfield is 2.2 miles away with its Good (Ofsted) school, doctors’ surgery, pubs and shops and the village of Colerne is 2.7 miles away with 2 pubs. There are good independent schools within reach in Corsham (Heywood) 6.3 miles and North Bath (Kingswood amongst others) 8.6 miles.

"This has been such a happy home with so much character. It has been a joy to renovate and we’ve loved being part of its 200 year history. It’s ideal for those who want an updated period property surrounded by beautiful countryside, yet with great accessibility."
