Property Summary

Four bedroom, four reception room family house built in 1939, recently renovated to a high standard and located in the popular Bear Flat area of Bath.

The owner says: “It was the wonderful view which attracted me to this house in the first place. You can see all the lovely Georgian houses in Bath spread out before you and on a clear day you can see right across to Bristol and the Severn Bridge.”

She continues: “The house was neglected when I bought it. It had been empty for three years and I am the second owner since it was built in 1939. I have entirely modernised the house, putting in new wiring and heating and I have added a large extension at the back and an extension at the side. I have changed the house from having three bedrooms, two receptions and a tiny kitchen to a four/five bedroom house, with four reception rooms and a big kitchen and family area. I feel really pleased that I have added all the comforts of a new house but kept the character of the 1930s house: the original doors with bakelite handles, the picture rail, and the lovely large bay windows.”

“My favourite room is the kitchen where I spend much of my time cooking, baking and entertaining and as it is south facing it is a lovely warm, welcoming space. We had 12 people for Christmas lunch this year and everyone fitted in really easily. The woodburner in the kitchen is definitely my favourite item in the whole house as it makes the space seem really cosy and welcoming. My second favourite room is my bedroom, with its amazing bay window and 180-degree view over beautiful Bath.”

“I have also transformed the garden. It was in effect a wartime garden; every available bit of space was used for growing vegetables. I have put in a patio which you step out to and steps up to a second patio. I have also planted shrubs and flowers and I have kept one vegetable plot as well. There is a lovely old Norway maple tree in the garden. When the leaves are out the garden is shielded from the other houses, and the kids have enjoyed playing on the swings hanging from its sturdy branches.”

“The location has been superb. It is 1.3 miles from Bath Spa train station which is 90 minutes on the train to London Paddington. There are excellent schools within walking distance: St Gregory’s, Beechen Cliff and Hayesfield to name a few. The children can also walk into town to the unique shops, restaurants, cinemas and theatres of Bath – I do not have to provide a taxi service! In Bear Flat there is the world-renowned Menu Gordon Jones, the Indian restaurant, the Bear Pub, the very useful Co-op, the chemist, numerous cafes, and Rolfey’s antique shop full of bargains.”

“It has been a real pleasure breathing new life into this family house, and now it is ready for another family to enjoy all it has to offer.”
