Property Summary

Georgian Grade II listed four bedroom terrace house built 1823-4, probably by John Pinch the Elder, peacefully located above Camden Road with pedestrian access up stone steps, just 0.8 miles from the centre of Bath. The house has a south-easterly facing front garden, courtyard garden to the rear and stunning views over Bath towards Prior Park, as well as many delightful period features.

“The feeling of being away from the hustle and bustle of city life in this peaceful, charming house is one of my favourite things about living here. In summer we sit outside in the lovely sunny garden at the front and watch hot air balloons drift by and hear the birds singing. Yet it is only 0.8 miles downhill to the centre of this vibrant city with the theatre, galleries, bars and restaurants as well as many unique shops, and Bath Spa station, 1.1 miles’ walk, with trains to London Paddington in 78 minutes.”

“The house has a very flexible layout, arranged over four floors. On the ground floor the hall opens into an open plan kitchen/diner on the left, with room for our piano and bookcase, with handmade pale grey wall and floor units by Harvey Jones kitchens, and a Corian worktop. There is an electric oven with induction hob and stripped wooden flooring. From the kitchen there is direct access to a courtyard area, so we always have the door open in summer for dogs and children to come and go. We painted the dining area a darker colour to give it a different atmosphere to the kitchen, with a central light over the table and marble fireplace with an open fire and a stunning view across Bath. Even though we are on the ground floor we have a magical view over the rooftops of Camden Road towards Prior Park and the Bath Skyline. Also on this floor, straight down the hall is a study, leading to a double bedroom.”

“Stone stairs worn by the tread of many generations lead down to the lower ground floor with a spacious double bedroom which has a door to the outside. It is a very light room with a full size window there. This area could be made into a separate apartment as it has a shower room and storage under the stairs where we keep a microwave and freezer –this area could be made into a kitchenette, and there is a utility area as well with space for washer/drier and cupboard with hot water cylinder.”

“The first floor has a sitting room with beautiful views and a grey marble fireplace, with stone hearth and stripped wooden floors, and a corniced ceiling, and really enjoys the morning sun. The bedroom at the back doubles as a peaceful study which has been particularly useful for working from home. The principal bedroom is on the third floor, also with a fireplace and enjoying the same beautiful views across Bath and the surrounding countryside. There is a family bathroom with panelled bath and fireplace on this floor too.”

“Outside, the front garden is laid to lawn with shrubs providing colour throughout the year and a patio area where we have our outdoor sofas. We use this terrace as an extra room in summer, sitting out and enjoying the peace, away from the road, and relaxing in the sun. This is very private as hardly anyone walks by. We park the car on Camden Road and surrounding roads and have a residents’ permit.”

“The location here offers two very different worlds. The footpath to the side leads up to St Stephen’s Green, so my children can walk up to school without going on a road. This area is very friendly and with a village feel, while just a pleasant walk down the hill and you are in the centre of Bath with the theatre and so much to offer. Camden is a very sought after area with a doctors’ surgery and pharmacy handily located along the road.”

“This house has been a wonderful home to us with five children and two dogs, and the layout has been perfect for our family. However, it is so flexible as the bedrooms are spread throughout the house that it would equally suit a couple, or family with an independent relative living on the lower ground floor. The quiet location with fabulous views, yet easy access into the city, have made this a very special place to live.”
