One bedroom courtyard apartment with lift access in the iconic Royal Crescent, Bath.

Property Summary

One bedroom courtyard apartment with lift access in the iconic Royal Crescent, Bath. Built by John Wood the Younger between 1767 and 1775 this apartment has the most prestigious address in Bath. It is in one of thirty Grade I listed houses which are in a semi-ellipse arranged around a great Lawn, communally owned by the householders. Benefitting from its own private entrance as well as a grand communal hall and lift access, the apartment has been refurbished, retaining many period features such as ornate cornicing, decorative fireplace and sash windows with working shutters, combined with twenty first century conveniences including a high gloss kitchen and new bathroom.

“It was the secure location with outside space which led me to buy this apartment in Bath’s most sought after address,” says the current owner. “It is lovely to sit outside in the south facing courtyard having breakfast and watch the balloons go up from Victoria Park. On a Sunday you can hear the band paying on Royal Avenue and the sound drifts up to you. In the evening sitting out with the carriage lights glowing, with a cocktail you can watch the balloons again! We have a table which seats eight here and a parasol, so it is perfect for entertaining.”

“The kitchen overlooks the courtyard. I had this remodelled, with an oak work top and high gloss base and wall cabinets and a twin oven cooker with extractor fan, dishwasher, refrigerator and washer/dryer. The bathroom was upgraded with Laura Ashley tiled walls and contrasting floor tiles. There is a bath and separate shower cubicle. The sitting room overlooks the courtyard and has a beautiful decorative fireplace. The bedroom also overlooks the courtyard and has a sash window with working shutters. The whole apartment has been professionally painted in Farrow & Ball ammonite grey and re-carpeted in a creamy white carpet. The electrics have also been improved and a new gas boiler installed.”

“It is incredible living here. It costs £4 a year to belong to the Royal Crescent Society and they organise many events on the lawn in front of the apartment. We had the 250th anniversary of the first stone laid celebrations this year. There are several picnics throughout the year, all delicious food and drink provided by the Royal Crescent Hotel. I use the Spa at the Royal Crescent Hotel which has a gym, pool and marvellous massages! The Jane Austen walk starts on the Royal Crescent Lawn and it is a wonderful spectacle to see everyone in period costume parading across the lawns.”

“St James’s Parade just around the corner has a Deli and café and chemist’s and hairdresser’s. In Margaret’s Buildings there are several art galleries and vintage stores and the Circus Restaurant with fabulous food is a five minute walk. You can walk through the park to the Botanical gardens which are very beautiful, and there are tennis courts and mini-golf in the park as well. Down the hill the delights of Georgian Bath are on offer, from unique shops to museums, theatres and restaurants and bars. The station is also within walking distance and trains to London Paddington are 90 minutes. I also have a resident's permit which means I can park in the Royal Crescent for £100 a year.”

“It has been wonderful living in the heart of the city of Bath in such an architectural gem and with outside space and overlooking the beautiful park as well.”
