“Our favourite rooms are on this level– the open plan kitchen/ dining /living room. The kitchen has white gloss units with oak worktops and lots of storage and there is room for a large gas range. The kitchen opens into the dining room, a brilliant entertaining space – we have had 16 for dinner here. The dining room leads to the garden room which has bi-fold doors, with built in slatted blinds, opening onto a decked area overlooking the peaceful south facing garden. This is the area in which we live most of the time, snuggling up to the woodburning stove in winter, and spilling out onto the deck when the weather is warmer. In May the wisteria is out providing a perfect frame for the bi-fold doors, and in June and July the grape vine comes out.”

“Steps lead down from the decking into the garden to a lawned area with flower beds and hedging. There are power points in the garden for outside lighting, and it is a very sunny spot. There is separate side access to the garden too. The courtyard area at the front of the house has a store for bikes – the cycle path into Bath and Bristol is very close.”

“We have been very happy living here. The area has so much to offer us. Chelsea Road with the new Rooted café, deli, gift shops, Spar, bakery, greengrocer’s, and hardware store is so handy. Victoria Park and its playground was brilliant when the children were younger, and now they play at Bath tennis club, which is 0.5 miles away. The Locksbrook pub, our favourite, is 0.4 miles away and is right on the river. There is a lovely walk down Station Road along the river into central Bath.”

“Newbridge Primary School and Weston All Saints have an Outstanding Ofsted rating, and Oldfield Secondary School has a Good rating. The private schools of Bath are also easily accessible. Royal United Hospital is very nearby. We can get to the M4 via Lansdown Lane from here and it is easy to join A4 to get to Bristol. Parking is unrestricted in Ashley Avenue and surrounding roads, a three-minute walk from the house, and no permit is required. It has been ideal living here, and we have really enjoyed the space and flexibility the house offers, as well as the brilliant location, within walking distance of schools and all Bath has to offer, but with easy access further afield.”
