Property Summary

Substantial six bedroom Victorian home with flexible accommodation. Includes gardens, paddock, orchard and swimming pool. Additional six unit coach house. Income of circa £38,000 per annum.

"When we began our search for a new home thirty years ago we wanted to find somewhere that would be large enough for us to incorporate a small business, as well as being a comfortable family home for two small children. We actually started out looking at hotels in Bath," says Jenny.
"However during our search we happened upon the details for Hanham House so we decided to take a look. In terms of business potential it was unlimited and also had the added benefit of being in a wonderful location; it's rural here but not in the slightest bit cut off from civilisation and the views are stunning."
"The house was very substantial when we purchased it, but we've since added a large garden room, which we now use as a dining and family room linked to the kitchen. In terms of the rest of the property we've focused on restoring it back to the beautiful Victorian country house it was always meant to be, and I'd say it's now a very elegant looking home."
"As well as four generous bedrooms and masses of living space, the main house also incorporates two apartments. One has two bedrooms and is used as extra accommodation when the family visits, but the other one-bed apartment is locked off and currently rented out, on a short term basis."
"The house is set well back from a quiet country lane, and in total we have about 2.3 acres of land," continues Jenny. "To the back of the main house we have The Coach House, which consists of six studio flats that are rented out on a short-term basis. We also have an outdoor swimming pool, a tennis court, a really pretty orchard where we grow apples, pears and plums, and there is also a paddock. I must say the grounds are utterly beautiful and not at all overlooked, so it's not only wonderfully peaceful here but also very private."
"Over the years we've enjoyed running a variety of businesses here," says Jenny.
We've held weddings in the garden room and in marquees within the grounds. Only recently my daughter had her wedding here on a beautiful May day. We ran a very successful restaurant and we've used the flats in the coach house as holiday lets."
"I love the garden room, but the drawing room is also very beautiful," says Jenny. "It's a large but cosy space and it's great to entertain in; it looks particularly wonderful at Christmas time with the open fire and decorations."
"I think what we've enjoyed most about the location is the fact that our immediate surroundings are extremely beautiful and peaceful and yet we're close to a number of pretty towns and villages, and only 9 miles from central Bath and 15 miles from central Bristol."
"I think I'll miss those breath-taking views, the beautiful garden and the feel of the house as a whole," says Jenny. "It's been a very happy family home."
