The vendor says: “When we first moved here we went to Alexandra Park, just by the house, which has stunning views right over Bath. This really helped us set the house into its context, it is a lovely spacious family home on the edge of a busy city and all that has to offer, yet with room to breathe. This house is perfect for a family; there is plenty of space with five bedrooms over three floors. The front door opens out into the hall with hardwood flooring. To the right of this is a gorgeous reception room with a bay window, beautiful original cornicing, and lovely period fireplace with custom built bookcases. Next to the reception room is a cloakroom and useful utility room with painted wooden floorboards. The kitchen/diner is at the back of the house and is our favourite room, truly the hub of the home. Originally two rooms and hallway, it is now a lovely spacious light filled room with high ceilings and hardwood floor. The kitchen is a white shaker style kitchen with black granite work tops, and Belfast sink in front of the window, and Smeg oven, grill and gas hob. There is an island with wine storage, and the room has plenty of space for a dining table and armchair in front of the doors which lead out to the garden. There is also a period fireplace in this room. It has been the scene of many parties and family entertaining, and it is so brilliant to have the doors opening out to the south facing garden.”
“Downstairs there is a cellar which we use for general storage. It was used as a workshop previously and there is light and power down there as well good head height. On the first floor the large bedroom at the front has painted floorboards and a charming bay window. There are stunning views down to the river as well as an original balcony to step out on. Next to this is a double bedroom and then a family bathroom with a large walk-in shower, separate bath and metro tiles. The principal bedroom has gorgeous views over to Englishcombe. At the top of the house are two further bedrooms. The one at the front has beautiful views as far as the Royal Crescent.”
“The garden is low maintenance, partly paved and with gravel at the bottom. There is one raised bed and plants in pots. It is a small garden, but a lovely space to step out and soak up the sun as it is south facing. Alexandra Park is so close: there is a children’s playground, and incredible views – the ideal spot to watch fireworks over the city on November 5th! It is possible to join the Bath Skyline walk from here which is a wonderful six mile circular walk overlooking the main sites of Georgian Bath. In Bear Flat there is a Co-op, Bear Pub, Bear café, Florists, Fish and chip shop, Car Phone Warehouse, Majestic Wine, and charity shop. Bear Flat is such a family orientated area with a brilliant sense of community. The Bear Flat Association is very active and arranges an annual picnic in Alexander Park. There are excellent state schools in the area, including Widcombe Junior school, St John’s Oldfield Park and Moorlands. Hayesfield and Beechen Cliff are particularly good senior schools. There is a short cut walk into Bath from here, only 0.6 miles walk, so it is easy to walk into the city to go out for dinner or go to the theatre or the station with a 90 minute journey to London by train.”
